Second Walnut Creek Mutual (SWCM) is a co-operative stock or "share" corporation that owns title to the real property (buildings and land).  The owners ("Members") of the corporation receive an exclusive right of occupancy to an apartment together with the ownership of one share of stock in the corporation.  Since the corporation owns the property, it does almost all of the external maintenance of the buildings and grounds and is responsible for major appliances.  Funds from the dues ("coupon") pay for these services.

SWCM is composed of 1,387 "manors" (homes) plus the grounds, carports and laundries within each entry.  SWCM owns the land, buildings, and improvements, and is responsible for managing them.  As a shareholder, a Member owns a share in the corporation that gives him/her certain rights under an Occupancy Agreement to occupy a manor.  A Member has the use of the manor and its surroundings and must respect the rights of neighbors and abide by the Mutual's rules (see Policy Manual).

SWCM is governed by its Board of Directors (see Contacts).  Five directors are elected for three-year terms, each on a rotating basis.  They are responsible for the well-being and maintenance of the Mutual.  SWCM is governed by the Occupancy Agreement and Bylaws.  The time and place of all regular board meetings, as well as the Annual Membership Meeting in October, are announced in the Rossmoor News (www.RossmoorNews.com).  All such meetings are open to Members.

Mutual Operations Division (MOD) functions under contracts authorized by each Mutual's Board of Directors.  The administrative offices are located at 1001 Golden Rain Road in the Gateway complex.  The Mutual Board Office directs activities concerning the Board of Directors.  Each Director has a mailbox in that office and mail for a specific director or Mutual can be dropped off or mailed there.  The Member Records Department is responsible for handling all member and resident changes, such as ownership changes, leases, occupant registrations, death notification, etc.  Members are responsible for notifying the Member Records Department of all pertinent changes in status.

The Building Maintenance Department, Landscape Department, Inspection Department, and Accounting Department are located at 800 Rockview Drive.  All of these departments are responsible for the day-to-day management of the buildings and grounds and the Mutual's financial business, including the processing of monthly payments.  Click here for contact information.
